"My Home Is Infested. Is Killing Fleas and Ticks Difficult?"Killing Cat Fleas and Ticks at Home can be made easier with the following 7 steps.

It's rare that a seller walks away from closing. If sellers are going to feel seller's remorse that typically happens upon offer presentation when the reality of actually selling sets in.

Why Home Buyers Walk Away From Closing

Well-written purchase offers generally contain contract contingencies that must be removed within a certain period of time. The time to walk away from closing or cancel a contract for most home buyers is during the contingency stage. Buyers who walk away at the last minute often do so for the following reasons:

1. Foundation cracks that are beyond normal. Small hair line cracks are considered normal and are caused by the shrinking and settlement of the concrete itself. Larger cracks are sometimes caused by large tree roots or poor compaction of the surrounding soil. Even poor soil conditions.

2. Mold. At times mold will come up on the report. Mold In large amounts can be caused by long term roof leaks, plumbing and irrigation damage. The health effects attributed to mold exposure may be Respiratory failure/asthma, Flu symptoms/headaches; Nose bleeds/bleeding lungs, Dizziness, Learning disabilities. The more serious health effects attributed to mold are more commonly found in people who already have compromised systems. Most people are not noticeably affected by small levels of mold.

3. Asbestos. Any home built before 1978 will contain asbestos of some type, unless it's been removed. In older homes where the new owner wants to renovate the entire home, it is best to know where the asbestos laden products are and call a professional to remove them. This can impact the renovation budget heavily.

4. Lead. For young families with small children a home with lead paint can be a big issue. Many times I find paint peeling or flaking off. Small bits of paint can then be ingested by children. The lead paint removal process is a timely and costly.

5. Roofing system replacement. The roof system is one of the most important parts of the house. Replacing a roof can cost thousands and in some case even over ten thousand. Wood damage under the roof will cause the replacement price to escalate quickly.

6. Wood destroying insects and organisms. Subterranean termites are the most common termite in the United States. A mature colony has from 80K to 400K workers. The average colony can consume a one foot length of 2x4 in 118 days. The Powder post beetle. The most common evidence of a powder post beetle infestation is a talcum powder-like substance known as frass. This frass falls from exit holes made by the beetles. The Carpenter bee. The carpenter bee will bore into the wood six to ten inches and nest in weathered or unpainted wood. They lay their eggs in the nest and seal them with a chewed wood pulp plug. The bees then emerge from the hole in the spring. The carpenter ant. This ant hollows out wood to create nests called galleries. Though they do not eat the wood, the boring activity can lead to structural damage in wood components. The by-product of the boring is called frass and looks similar to sawdust or pencil shavings. Frass is the most common evidence of carpenter ants infestation. Wood-Decay Fungi. White rot leaves wood with a bleached appearance and a spongy and stringy texture. Brown rot leaves wood with a dark brown, checkered appearance and a brittle texture. Note: wood that exhibits brown rot has lost its structural integrity and is easily crumbled. Water-conducing fungus or "dry rot" produces decay similar to brown rot, but may vary in color. Fungus (fungi, plural) is a plant that lacks chlorophyll. Unable to synthesize their own food, they feed off of cells in the wood. The fungi secrete enzymes that break down to wood (into usable food) and can significantly reduce the strength of the wood. Long term infestation by any of these WDI can lead to the loss of structural integrity.

7. Household pests. This includes a variety of crawling insects, arachnids and rodents that enter the home to feed, nest or breed. Rats and mice are the most common finds in Southern California homes. This is especially true in homes that have a verity of fruit trees and date palms. Rodents can cause thousands of dollars in damage to the homes systems and equipment. They can eat the insulation off electrical and control wires. They can nest and destroy HVAC ducts as well. Rat and mice can nest in the wall and ceiling cavities. The damage may not always be seen. A lot of time the wires and insulation damage will be concealed in the walls.

8. Missing or damaged systems and equipment, such as plumbing, electrical and heating and air condition equipment. Many homes are being sold as is. Many are Bank Owned. When homes are left unattended they are subject to thieves removing HVAC equipment appliances, copper wire and plumbing. Damage to masonry fireplace or chimney from earth quakes or differed maintenance can be costly repairs.

9. Signs of past fire damage. Even after repairs have been made many people can't get past the feeling of bad luck that comes with a home that's been involved in a house fire.

10. Death or Murder in Home. We saved the worst for last. Everyone has seen Amityville Horrors. I have never met anyone who went thru with the purchase of a home after this kind of disclosure.

Repercussion After Walking Away From Closing

Unfortunately, once buyers have released contingencies from the contract, their earnest money deposit is at risk. Some contracts call for liquidated damages in the event of default. Without liquidated damages, a seller may be free to sue for actual damages, which could exceed the deposit.

Food, warmth, and shelter are the three things pests need to survive.  Basements, bathrooms, kitchens (especially under the sink), and any other areas that have high moisture levels during the day are prime spots where some insects love to live.  Since basements are on ground level or lower, it makes it easy for insects to crawl into them.  That is why you will usually find the most insects in your basement.  Pests can live in a small, wet area of a carpet for months which is why it is important to make sure there are no damp areas in your home.  Leaving a bag of chips open on your floor is just as bad as a water spot on your rug.  Both attract pests.  Insects, such as carpenter ants, spiders, earwigs, centipedes, silverfish, and drain flies, all nest and live in moist environments.

Having a dehumidifier and making sure fresh air comes in and out of your house is very important.  It is very important also to have screens in your windows and doors so you can leave them open.  Damp areas can dry out with an open window but to prevent other insects from getting in, make sure you have a screen.  Moist environments in homes can be caused by being careless or not being aware of the problem.  For example, after a shower if you just throw your towel on your floor or leave it in your hamper for a few days, don't be surprised if the next time you look some insects are getting hanging out in your towel.  This is because certain insects love to be surrounded by moisture and will search for a place to stay.  Once they find it, insects will stay there for a while.  Rooms in your house where water pipes go in and out of are areas that will attract insects as well.  Water will condense around the outside of pipes, creating a moist atmosphere.  Be sure that your boiler room isn't damp.  Usually boiler rooms are located in the basement and can get very warm and wet. Although you might rarely go inside of the room, make sure insects aren't living in there. Insects are very adaptable and are able to reach almost anywhere in a room, so don't be surprised if you find these insects on the ceiling in addition to the floor.  If your have mosit wood in your house, that is the worse situation.  Carpenter ants and termites love to feast on damp wood and will crew through the wood, destroying your home.  Both of these pests can cause a major problem to your home, so contact a pest control company immediatly.  By simply making sure there is no moisture in your house you reduce the chances of pests coming into your home greatly!

We all like to satisfy our winter needs for a warm, safe place with plenty of food in the pantry. But so do rodents and other animals. When these pests intrude on our property, it becomes a situation much like kicking out the unwelcome kid next door who is constantly coming over and staying past dinner, and insists on using everything in your house for his own purposes. There are several types of animals to watch out for as it gets colder: rats, mice, raccoons, and opossums.

Rats & Mice: The general types of these rodents that exist in your home can include the Norway rat, the roof (or black) rat and the house mouse. Roof rats usually stake out attics or cabinets and can climb quite well. Norway rats choose to live in the ground by digging burrows against foundations, tree trunks, and gardens. Their burrows can lead into crawl spaces and small openings around pipes which can enable them to inhabit your kitchens and bathrooms.

No matter the type of rat that lives in your home, you can be sure that it will be attracted to any food item you have in your pantry, especially high-quality food products such as meat and fresh grain. If you have pets, be extra cautious about foods being left out, because rats will smell and detect dog food that is sitting out.

Rats need one-half to one fluid ounce of water everyday when consuming dry foods. They have extremely sharp senses of taste, hearing, and smell. Once they are aware of what is within their reach and given their keen senses, rats will do anything to get to food or shelter. Overall, rats are able to enter a building through openings that are wider than half an inch across. Rats have a very short life span -- most die within a year. However, rats can breed rapidly, so even though they die off quickly, their young will survive them. Female rats produce five or six litters of about half a dozen to a dozen young each year.

Now that you know a little about the rat's habits, how can you tell that you have rats living alongside you in your home? Spotting droppings or visible signs of fresh gnawing should be an obvious indicator of rats. Rat tracks can appear on dusty surfaces or mud. Rats usually build runways and burrows to get into your home and they can be found next to buildings and under debris and low vegetation.

Rodent Treatment

There are many things you can do to prevent rats, but what about the rats you know are already snooping in your attic and dark corners?

Snap traps can be used along with baits to attract rats. However, once other rats see that a fellow rat has been killed from a snap trap, they will avoid it at all costs. The other drawback to using a snap trap is the potential health hazards it can cause when the rat is killed by the trap. Snap traps can also pose a danger to children or pets in your home, as they can break bones or cause an even more serious injury.

Glue-boards are traps that use non-drying glue to capture and hold down rodents. These traps can be placed under tables, furniture, next to walls, refrigerators, or any place where you suspect rodent activity. Glue-boards are designed to get the rodent stuck on the board so that they cannot escape. Like the snap traps, glue-boards can pose health problems if rats' bodies are pulled apart and exposed in your home.

Live traps are probably the easiest and most inexpensive rodent control out there. The other benefit of live traps is that it poses less risk or danger to animals you are not targeting, such as your pets. They also do not kill rats, unlike all the other methods discussed above. Instead, rats are captured and left in the trap until you dispose of them. Be sure to place enough bait to attract rats. If rats are without food, they may become anxious and eventually die, leaving behind their bodies to decay, as well as a horrible stench. Try to find areas where there are a lot of rat droppings, chewed entry points, and any other place you suspect rat activity or have heard noises from.

Rodent Proofing

Here are some simple rules of thumb you can adopt to prevent a rodent invasion in your home:

- Store all your accessible food in rodent-proof containers such as glass or metal

- Place your trash in tightly covered metal cans to prevent smells from escaping or potential rodent entry.

- Check your faucets to make sure they are functioning properly and to fix leaks as they occur, since gaps or holes around pipes can serve as easy entry points for rodents.
