I am planning to buy a house. If termites are found in termite inspection, can I exit the contract?

You have to read your contract. A contract can say anything. Standard real estate contracts have an inspection period during which you have outs. The seller may be able to hold you to the contract as long as they solve the problem. If they get rid of the termites and fix any related damage, you may be bound by the contract. However, some contracts provide for an out for any reason during the inspection period.

If should be clearly spelled out in your contract.

Why are some of my pigeons very mean to the others?

My pigeon coup has an inside part and an outside part. One pigeon will not let the other pigeons inside of the coup and they have to stay outside and freeze. Also, the mean one is VERY hard to catch. Is there some way to make him more tame? He really is the only problem in our coup, the others let us pick them up. Any ideas to make him more friendly and not such a jerk?

He sounds like a cock that's taken over everything and thinks it's his due. I'd bet he's older than some of the other birds or was there first. Take him out for a while. Make sure there isn't just one long perch, but rather have perches that are broken at sections (maybe a foot or so) apart so that he can only claim one at a time, If he was there first and if he's mated up, he will think the whole thing is his area and will defend it. You might want to remove him for a while and let the others have time to claim part of the loft for themselves.

How to deal with carpenter ants?

I've found sawdust under my garage door , and I see carpenter ants around the house. I suspect they have a nest somewhere. How to eliminate them?

It sounds like they may be nesting near by. If you know of any damp or frequently wet wood in or on the house, that is the first place you should look. Any wood that is damp or damaged from moisture makes a great home for carpenter ants as it softens the wood and makes it easier to chew through and thus nest in. The carpenter ant does not actually eat the wood, but rather chews into it for the purpose of nesting. They can have multiple colonies on one property. Also, look for any areas where trees may be touching the house. Carpenter ants usually nest in dead areas on trees. If you have any around, they may have come from there. The best bet to treat them would be a pesticide called Termidor. I doubt you can procure this, without paying for it to be used on the house by a pest management professional. Carpenter ants do not do as much damage as termites and work slower than termites but if allowed to continue, will rarely leave a property and tend to swarm around late spring/early summer. If you prefer to treat them yourself, your best bet would be to treat any cracks and crevices around the house as well as the perimeter. Make sure to treat the bases of the trees around the house too.
